Weekly Irish property market news and insights – for the industry, by the industry

If you took annual leave over the past few weeks, you’ll have quite a bit of policy change to catch up on — from planning reform to the rental market, not to mention the turbo-charging of the LDA… quick summary below.



While supply rightly remains the dominant metric for housing delivery, it is increasingly clear that we are losing sight of other key indicators of market health — or ill-health — across the country. When did monitoring house-price data become seemingly irrelevant? It’s not. House prices in Ireland grew at an average annual rate of 7.5% in April, essentially unchanged from March’s 7.6% and down from 8% in February. Also, most recent data from the Banking & Payments Federation Ireland (BPFI)  showed that the proportion of Irish first-time buyers purchasing homes valued above €400,000 TRIPLED between 2019 and 2024.


Now for supply, or rather, funding supply, Deloitte‘s new Crane Survey Report found that €121.6 billion is needed between now and 2030 if Ireland is to meet its housing targets. That demands an investment of €16.4 billion this year, rising to €17.2 billion in 2026, €19.3 billion in 2027, €21.3 billion in 2028, €23.3 billion in 2029 and €24.1 billion by 2030 if we have a hope of achieving the Government’s target of 60,000 homes annually.



*In our ongoing placemaking efforts, the Place Engage: VR/XR Town Hall development team (Amey Puro, Philip Hryhorchuk and Katie Tallon MPRII), supported by Údarás na Gaeltachta and South East Technological University‘s Walton Institute /Enterprise Ireland, have developed a new dashboard of data for would-be local homebuyers and investors on a county-by-county basis, to enhance the existing digital planning tools and public consultation portal. Please let us know of any important metrics that you feel are currently missing from Ireland’s infrastructure and housing delivery conversation.


On a personal note, the highlight of my week was joining The Place Race 2025 in Belfast, with thanks to Judith O’Doherty and the eutopiastrategy team, which included an eye-opening walkthrough of regelation projects in the city, the launch of Place Association Ireland, and hosting a timely housing panel discussion with Colm Harte, Senior Planner at The The Land Development Agency, Therese Pender, Senior Architect at South Dublin County Council, John J F Davison, Head of Strategic Communications at Turley, and James Eyre, Chief Executive at Titanic Quarter (standout leaders in understanding, articulating, and delivering social value through place development ).

  • Infrastructure taskforce needs full government backing: There are signs that the government is getting serious about this country’s infrastructure problems. After the talk about a housing czar and a department of infrastructure, neither of which got off the ground, there may be a realisation that what is required is not more government, but more on-the-ground progress in building the things we need.
