Galway’s Crown Square could become the blueprint for sustainable growth in Ireland’s cities.

On May 30th, Galway took a significant step toward reshaping its urban future as An Taoiseach, Micheál Martin TD, officially launched the transformative Crown Square Development — a €550 million, mixed-use urban campus led by The Rhatigan Group. With a ceremonial laying of the foundation stone for 345 new cost rental homes, developed in partnership with the Land Development Agency (LDA), the event marked an exciting moment for Galway’s eastern corridor.
A Development with Purpose
Located on a 12.65-acre site along the Monivea Road, Crown Square is more than a construction milestone — it’s a visionary model of how cities can grow sustainably, inclusively, and with purpose. Drawing inspiration from the 15-minute city model, the masterplan brings together residential, commercial, hospitality, and civic uses within walking distance. It reimagines how people live and work in Galway — and sets a new standard for compact urban growth across Ireland.
According to the Taoiseach, this was not just a launch, it was a visual demonstration of what is possible when public and private sectors collaborate to deliver real outcomes for people.
“This development will see the creation of a vibrant new community,” he said. “With the LDA and the Rhatigan Group partnering to deliver 345 much-needed cost rental and social homes, this is another example of the Government’s ongoing commitment to addressing our housing needs.”
Regeneration Exemplar
Crown Square represents one of Ireland’s most ambitious urban regeneration projects. Already, the development is delivering impact:
- Residential: 345 affordable homes are now under construction under the LDA’s cost rental scheme, due for completion in late 2026.
- Commercial: Two premium office buildings have been completed, now home to leading organisations including ARM, Trinzo, Arup Consulting, Uisce Éireann, and Galway City Council, which is set to relocate over 800 staff to the new City Hall at Crown Square.
- Hospitality: Ireland’s first Radisson RED hotel, opened in December 2024, adds 177 bedrooms and a new energy to Galway’s business and leisure scene.
- Employment: The development has created more than 500 construction jobs annually over the last six years, and will ultimately support over 2,400 long-term roles on-site.
Private Investment with Public Benefit
This is regeneration with real depth. More than €320 million has been invested in Phase 1 alone. Yet, Crown Square does more than unlock land value — it unlocks social and community value. It provides housing that meets real demand, workspaces that draw leading employers, and amenities that serve the entire community. In short, it creates a new destination — a place to live, to grow, to belong.
A Future-Facing Galway
Padraic Rhatigan, Managing Director of The Rhatigan Group, described Crown Square as:
“a world-class development… blending modern, sustainable office accommodation, affordable homes, and a globally recognised hospitality offering.” John Coleman, CEO of the LDA, echoed this: “Crown Square will be a cornerstone in our mission to provide affordable homes in a great location in Galway.”
But the significance of this project goes beyond the immediate. As Galway continues to grow and diversify, Crown Square sets the tone — not just in how development is delivered, but in how it serves its people. It shows that ambition can meet need, that design can meet function, and that regeneration can be both bold and inclusive.
As the final phase of development begins in late 2025 — bringing further office space and potentially more homes — the city has a unique opportunity to leverage this momentum. With the right support and strategic vision, Crown Square could become the blueprint for sustainable growth in Ireland’s cities.
In the words of the Taoiseach, Crown Square is a “key project for the city”. But it is more than that. It is a symbol of Galway’s capacity to lead — and a glimpse of the vibrant, connected, and inclusive urban future we all want to see.
