Updated National Development Plan €275.4 billion budget allocations across the various government departments dominated industry commentary this week. It raised many questions, the most serious being: ‘Will the Government’s big projects survive the next downturn?’ The Irish Times has a good podcast on this. 

The other big question is: Will developers and private sector project owners survive long enough to reap the benefits of this enhanced capital funding? Industry conversations this week confirm that many won’t. It is simply too little too late for some.

In a flurry of media commentary post announcement,  Joe Lynam on Newstalk Business helped to cut through the noise and decipher what this funding commitment actually means for project delivery. In an interview with Turner & Townsend’s Dr. Kaine Lynch, Director, Infrastructure Ireland, it was interesting hear discussed not just what the plan contained, but critically, what it doesn’t i.e. this enhanced ‘financial muscle’ is being applied without an overarching national infrastructure strategy informed by an objective needs analysis, which Dr. Lynch maintains is critical to guide strategic planning and project prioritisation. Continuing our social listening engagement with would-be homebuyers, results of Katie Tallon’s latest survey showed that 71% would consider taking on a partially built home. This comes after last week’s poll in response to the latest vacant and derelict homes grants data drop, which confirmed that a whopping 86% of would-be buyers would be willing to relocate to an Irish island in order to access affordable housing… We are over-complicating and over-specifying housing to the point of exclusion; we need to find a way to listen more meaningfully to the community and bring them along to help tackle delivery in a more sensible and urgent way.
