“We can’t tell people in their 30s: ‘Don’t worry – we’ll have a home for you in 10 years’…”

Those are not my words in the Business Post today, but the words of the Chair of Ireland’s Housing Commission – and they capture the boiling point of frustration now felt across the industry and among would-be homebuyers alike.

With Government now acknowledging that Ireland’s housing crisis could persist for another decade and a half, the Sunday papers are awash with takes on why the next iteration of Housing for All – due next Thursday – is “doomed”. That’s nonsense. It’s unhelpful too, given the data, technical knowledge and on-the-ground project insights available to us right now.

This week – across Ireland and in Brussels – I will be gathering multidisciplinary people who have already been involved with housing delivery on the ground to explore spatial planning/placemaking, large-scale infrastructure (including PPP), modular and off-site manufacture of homes, and inclusive community engagement. The brief is simple and urgent – scenario-plan what an emergency response to deliver 250,000 homes would look like, in parallel with meeting Ireland’s ongoing 60,000+ homes per year requirement. This is not a slightly faster version of business-as-usual; it’s a second, emergency strand that cuts through bottlenecks and sequences infrastructure up-front.

We are all too familiar with the “WHY it won’t work” list. I’m asking HOW it could. If you have project or experience-informed ideas – procurement that actually mobilises, design-for-manufacture approaches that scale, site-readiness models that align utilities and transport, delivery authorities that hold real power, or engagement frameworks that earn local consent – please get in touch with me today. I have already put this to a number of homebuilders in recent days and I genuinely appreciate the contributions so far (I hear the frustration – when the PR people are saying “that’s enough PR”, it’s time to stop talking and start doing).

💡 Housing Deficit vs. Housing Demand

Do you understand the difference between addressing Ireland’s housing DEFICIT (a decade of under-delivery estimated to be in the region of 250,000+ homes) and catering to ongoing housing DEMAND (anywhere between 36,000-80,000pa, depending upon your ideology and your news source )?

The Housing Commission tried to explain this to government and policymakers, however, as is clear from this interview with Carol Tallon within the European Parliment, John O’Connor, who chaired the Housing Commission, believes that the two ‘needs’ are being conflated – to our national detriment – despite it being the #1 recommendation in the Commission’s own report…

⁉️ Might “emergency UDZs” play a role?
