Message from Carol Tallon: 

Latest residential data from REA and DNG this week show a marked slowdown in the rate of house price inflation (currently below 1%). However, the bigger story is the continuing exodus of landlords from the market – it will be interesting to see how the RTB data reflects this, given the bizarre and unexplainable gulf between their reporting this year and reality on the ground. While the trend varies across counties, rental properties now account for between 40% and 80% of all homes sold over the past three years.

With just over a week to go until Budget 2026 is announced, it is not hyperbole to suggest that this will be the strongest indicator yet of the current government’s willingness to finally get to grips with Ireland’s persistent housing and infrastructure crisis. Contrary to the position adopted several months ago, it now appears that developer tax breaks are not entirely off the table. Minister Paschal Donohoe was among the Fine Gael ministers gathered in Carlow yesterday to hear from business owners within the party. Unlike the clued-in Health Minister, with her practical and decisive approach to using data and innovative tech solutions to tackle systemic challenges across healthcare delivery, our minister with responsibility for enterprise still seems lost at sea when it comes to understanding how to apply – or even pilot – emerging tech solutions to address climate, smart cities, infrastructure, retrofitting, or indeed any of the major challenges that directly impact delivery across the built environment.

There was a strong response to my column in the Business Post last week calling for more accountability from policymakers (ranging from “super” to “propaganda” – https://www.businesspost.ie/property/all-voices-are-equal-but-some-are-more-equal-than-others/). I also received an example of what this might look like in a local government planning context from New Zealand.
