New Homes of the Week: Kilcarbery Grange in Dublin 22 

Kilcarbery Grange in Dublin 22 has emerged as one of South Dublin’s most substantial new housing developments, with over 1,000 energy-efficient homes currently under construction in partnership between South Dublin County Council and private developer Adwood Ltd. The first phases combine a mix of houses, duplexes and apartments designed by award-winning architects BKD and aim to deliver a distinctive suburban neighbourhood close to major transport links and amenities. 

Set on a 28.6-hectare site in Kilcarbery, the development will feature three and four-bedroom family homes alongside one, two and three-bedroom apartments and three-bedroom duplex units, all built to high ‘A’ BER energy ratings with well-proportioned interiors and contemporary finishes. 

A central design principle is the creation of a neighbourhood rather than a conventional housing estate. Plans include a new civic square, a community building, a creche, local retail space and significant open green space woven through the estate. A proposed neighbourhood centre on adjacent lands is intended to enhance long-term social and commercial activity in the area. 

Kilcarbery Grange overlooks Corkagh Park, one of Ireland’s largest public parklands, offering cycle tracks, sports facilities, allotments and leisure spaces within easy walking distance. The location is also close to the established villages of Clondalkin and Lucan, with cafĂ©s, shops, sporting clubs and community services. 

Transport connectivity is a key feature. The primary access point links directly onto the Outer Ring Road (R136), providing quick connections to the M50, M7 and M4. Public transport options include Dublin Bus routes, the LUAS Red Line at Red Cow and nearby train stations at Clondalkin/Fonthill and Adamstown with park-and-ride facilities. 

The development also incorporates a range of tenure types. In addition to private sale units, South Dublin County Council has released a tranche of 70 new homes under an Affordable Dwelling Purchase Agreement, with one- to four-bedroom options offered to eligible applicants and a council equity share to reduce purchase costs for first-time buyers. 

Market activity shows strong demand for 4-bedroom homes, with limited availability remaining and prices in the region of €510,000 to €535,000 for terrace, end-terrace and semi-detached types. Show homes and marketing suites are available by appointment through DNG New Homes. 

Kilcarbery Grange represents a significant addition to Dublin’s housing stock, aligning with broader strategic housing objectives for mixed tenure and community-orientated residential growth in South Dublin. Completion of later phases, including retail and community infrastructure, will be critical to realising its full potential as a new suburban destination.
