Median prices rise by 10% y/y

Energy efficient existing homes (A-B) at €90K premium

Dublin, Ireland – October 24th, 2024—Home sales prices in the Republic of Ireland have risen 10% year over year, the Q3, 2024 Geowox Housing Market Report reveals. The median price for an Irish home sold in the third quarter of 2024 breaks through €350K, now standing at €352K, w full €32K increase compared to the same period in 2023.

The report includes all Q3 2024 entries in the Irish residential property price register.

Energy-efficient homes (A-B) achieved a median sales price of €420K, a €90K premium over the €330K for non-efficient homes (C-G). This energy-based comparison excludes new homes to gain a more precise understanding of the energy efficiency premium.

A total of 13,441 homes were sold in the 3rd quarter of the year -/-14.3% vs the same period in 2023.

Out of the top 25 urban centres, Dublin City was the most expensive at a median price of €545K, while Monaghan was the most affordable at €163K. In Dublin City, prices in Eircode D6W were highest at €732K, and lowest in D10 at €300K.

Total new home sales dropped year over year, to 2,587 homes, flatlining year over year. New homes transacted at a median value of €420K, a €100K premium over the median for existing homes, at €320K.

Summarising the latest market trends, Geowox’s Head of data, Marco Giardina, observed, ‘Home transaction volume is on a strong downward trend. Meanwhile, prices maintain a steady growth path in rural and urban areas’.
